or venues in the Orlando area.   If we don't have the answer, we will try to get it for you before you travel. We
only rent our villa to private individuals and never to holiday or rental companies.  This enables us not only to
maintain the property to a very high standard, but also offer the

Are you the owners or a management company?
We are the owners and managers of the villas you will be staying in.

Are the pictures of the villa on your website the same one we will be staying in?
The photographs shown on our website are of our villa and most were taken by us.    

How many people can stay in your home? Is it kid friendly?
We can comfortably, and legally, accommodate up to 8 people (including children).  Of course families are

Do you have more than one villa?
We own and manage two of our own villas, Villa at Venetian Bay Village and our sister resort, The Villas at
Seven Dwarfs Lane.    Both units are three (3) bedrooms and two (2) full baths.
We do refer to other owners
when ours are not available. When this does happen, negotiations are between you and the owner, we do not
charge a referral fee to the renter.

Do you offer any discounts?
In addition to our already low rates, we always extend a 10% discount off our already lowest price to Military
and Law Enforcement Personal, as well as Emergency Services and Fire Fighters with proper identification.

Can we clean it ourselves and save the cleaning fee?
Our homes are professionally cleaned before your visit and after you depart to insure our next guest the same
degree of quality.  When staying 7 nights or more
we pay the cleaning fee.  Stays of 6 nights or less will be
charged a $75 cleaning fee.

Where are you located and how close are you to attractions?
We are conveniently located off Rt. 192 in Kissimmee,  7 Miles to Disney, 12 miles to The Orange County
Convention Center,  about 20 minutes to Universal  Studios and Sea World, nestled in a quiet residential area
away from the hustle and bustle of the Orlando excitement and just minutes from the best restaurants,
shopping, entertainment and attractions.  Minutes to 24 hour Super WalMart and Wallgreens.

What are the benefits to renting a condo versus a hotel or staying on site at Disney?
If you book a villa through a vacation or package tour operator, your accommodations are normally allocated
on arrival so you could be placed in a property anywhere in the Orlando area with no guarantee that it will be
close to the  attractions or that you will be staying at a villa like ours. We offer a complete resort villa, not a
room!  Your price is based on a nightly or weekly rate,
not a per person or per room rate.

Why do you have a security deposit?
We require a refundable security deposit of $250. Your deposit will reserve your requested dates and
guarantee your low rate.
This deposit is not credited to your stay.  Any loss or damage to the property or its
contents, such as unreturned or lost keys will be deducted from your deposit, including, but not limited to
excessive cleaning / laundry or rearranging of furniture that has been moved, replacement of missing items
from the unit including towels, excessive soiling of towels, linens or  carpets, costs of cleaning beyond the
normal, misuse of items belonging to the property and unauthorized extension of lease term. Your security   
deposit may also be deducted for broken or missing furnishings. Owner reserves the right to charge any
guest who violates the no smoking/no pet policy a special sanitizing room cleaning fee as well as immediate

What is the cancellation policy?
No cancellations or refunds will be made after deposit has been received, however, we will gladly apply your
deposit to your next stay with us when booked within 180 days.   No Refunds on unused portions of your stay.

What items should I  bring with me?
Prescriptions, beach size towels, hair dryer, camera and/or video camera. Sun protection such as sun screen,
hat, visor, and sunglasses, however, all  items may be easily purchased locally if you forget something or
simply choose to travel lightly.

Is there a real kitchen?
You will have a fully equipped kitchen at your disposal.  Full sized stove and refrigerator, dishwasher, coffee
maker, microwave, mixer, blender, flatware, glassware and dinnerware.

What do you provide?  What do I have to bring?
Linens and towels are provided, along with hand soap and an initial supply of toilet paper, any additional
supplies may be purchased locally. Bring comfortable walking shoes, loose-fitting, lightweight knit and cotton
shorts, pants. Cotton sweaters and knit shirts are appropriate throughout most of the year. Swimsuits for
water parks and year-round heated swimming pools. A raincoat or poncho along with a light jacket, sweater or
sweatshirt. Don't want to bring it with you? Forget something?  No problem.  We are located a short distance
to many stores, several open 24 hours.

Do you have a washer and dryer?
Washer, dryer, ironing board and iron are provided in our home. Do to individual  tastes and allergies, laundry
detergent, fabric softener and dishwasher detergent are not provided.  You may find some supplies left by
owner or former guests.

What are the amenities you offer and how much does it cost?
There is NO additional charge to enjoy resort amenities, no pool heat fee, or parking fees. Enjoy 24 hour
Security in a gated community, heated pool, hot tub spa, game room, fitness center, tennis court, basketball
court, sun decks, lounge chairs, and Club House. Internet and computers are available,  some fees may be

Do I have to clean before we leave?
You are required to remove all garbage from unit and deposit it in the dumpster located near the car wash, run
dishwasher or wash all dirty dishes.  It is not required to do the laundry, but it would be appreciated if you
would start the laundry.

Are there any golf courses locally?

Where are the foods stores located?
Rt. 192 offers Super WalMart, Super Target, Publix, and specialty shops just minutes away.

If I need medical attention, where is it located?
Celebration Hospital is the closest facility if you need emergency care. For minor problems, they have a clinic
at the WalMart on Rt. 535, and a walk-in clinic is on Route 191 next to the miniature golf, just minutes away.  

Do you have daily maid service?
Our villa is self-catering, meaning that there is no daily maid service. If desired, we can arrange with our
cleaning service for an additional fee.

What type of beds are there?
Our first floor master bedroom offers a king sized bed, one second floor bedroom has a full, and you will find
two twins in the last bedroom.   A queen size sofa bed is in the living room.  All three bedrooms have ample
closet and dresser space.

Is the pool heated?
The pool is seasonally heated.

Can we bring our pets?  Do you allow smoking?
Our home is a no-pet, non-smoking villa for the comfort of all our guests. Please feel free to smoke outside,
and poolside where provided. All cigarettes must be extinguished and placed in proper receptacles.  Owner
reserves the right to charge any guest who violates the no smoking/no pet policy a special sanitizing room
cleaning fee, as well as immediate eviction.

What happens if we have a problem?
We are available at all times by phone. We maintain a list of technicians that can and will make service calls as
required. If an on-site problem exists a representative will contact you.
Do we have to take a tour?
No tours. No presentations. It's your vacation and you should spend your time the way you want to!  

When can we check-in? When do we have to leave?
Check-in is after 4pm and departure is before 10 am, unless other arrangements have been made. Our
cleaning people need time to ready our home for the next Guests.

Do you provide discounted attraction tickets?
Discounted attraction tickets are available to the guests. Ticket information and price information may be
found in the brochure section of the Club House. Check  our website for the latest "FREE or Almost FREE"  or
our Attractions Page for direct links to major attractions..

Where do we pick up our key?
Drive directly to the villa and let yourselves in!   After your long flight from the UK (9 1/2 hrs) or even
Minnesota, you can typically be in the villa of your choice about 1 1/2 hours or less after landing. Driving?  
Who wants to drive to an off site management office and pick up keys only to have to drive another half hour
to reach your vacation home?  With our arrangements you can start your vacation sooner.
